Rosa-Alscher Group presses ahead with preparations for construction of the urban quarter’s center
Munich, January 23, 2020 – in 2018, the Rosa-Alscher Group acquired four plots of land in Freiham Nord on which the future center of the urban quarter is due to be constructed according to the plans of the Hamburg architects Störmer Murphy and Partners. In the spring, two of these plots were sold to the Munich company ISARIA Wohnbau AG, which is due to commence work there as a partner of the Rosa-Alscher Group. Even now, in winter, preparation work for this huge construction project is ongoing. The relevant authorities have in parallel already given approval for realization according to plan.
The clearing of the sites has started
The work currently taking place in Freiham is focused on clearing the construction sites. This includes all provisions that make the area intended for construction ready for erecting buildings with a total floor space of 90,000 m2 around central Mahatma Gandhi Square. For this purpose, earth is excavated up to approximately one meter depth. Specialists examine the soil and check the site for archeological relicts, explosive material and contamination. Only when such findings can be excluded, excavators are permitted to start digging the foundations for the two-storey underground parking.
Even though the depth of excavation for the clearing of the site may not sound significant, it is a surprising 13,000 m3 of soil that is moved on the construction sites of the Rosa-Alscher Group. The leading Munich engineering company Campus is in charge of supervising this work from the technical point of view and cooperates with archeologically and ecologically experienced companies. Gebrüder Huber Bodenrecycling from Neuried has been commissioned with the excavation work. Before commencement of the site clearing, drill samples were taken in several places in order to examine the structure of the ground, the suitability for foundations and the level of groundwater as well as hazardous substances that may be found there.
Also the soil’s seepage characteristics are analyzed by a method in which the soil’s layers are made visible by excavation. At the latest by the end of March, when the native birds‘ nesting time begins, the work will be finished.
Positive construction pre-approval for enhanced architectural design
The planning is based on the design by the architects Störmer Murphy and Partners, which won the competition that was carried out in the winter of 2019. These plans have since been further developed and enhanced for a better usage of space and have now – in accordance with building regulations – been pre-approved by the construction supervisory authority (Bauaufsichtsbehörde). On this basis, the planning application will be submitted in the next months.
